Terms & conditions

These terms cover commissions placed with TheStar365 Joinery Sdn Bhd. They apply alongside any specific quotation, drawings and project schedule we issue and which you sign.

1. About these terms

References to “us”, “we” or “the workshop” mean TheStar365 Joinery Sdn Bhd, a private limited company registered in Malaysia under number 201401045678 (1108223-T), with its registered office at 42, Jalan SS 21/56, Damansara Utama, 47400 Petaling Jaya, Selangor. References to “you” mean the person or organisation we are contracting with for a structure.

2. Quotations and orders

A quotation we issue is valid for thirty days from the date on the document. The quotation becomes a binding order when you sign and return it together with the 30% deposit, or, where we have agreed an alternative deposit, on receipt of that deposit.

Quotations are based on the dimensions, site conditions and timber species shown in the document. If conditions on site differ materially when we arrive, we’ll talk to you and quote any change in writing before proceeding.

3. Deposits and payment

Unless your quotation states otherwise, payment milestones are: 30% deposit on signed order; 50% on workshop dry-fit; 20% on practical completion. We invoice in Malaysian Ringgit and accept FPX, IBG and DuitNow.

Deposits are non-refundable once timber has been ordered against your project. If you cancel before timber is ordered, we will refund the deposit less a 10% administration fee covering survey, drafting and CAD time.

4. Lead times

The lead time stated on your quotation is our honest best estimate at the date of signing. Genuine delays beyond our reasonable control (severe weather, customs holds, force majeure) extend the lead time accordingly. We’ll communicate any slippage as soon as we know about it.

5. Variations

Variations after signing are common and welcomed in principle. Any variation must be agreed in writing and may carry an adjusted price and an extended lead time, both of which we’ll quote before proceeding.

6. Site readiness and access

You agree to provide reasonable access for our installers, including parking close to the work area and a clear path for delivery vehicles. Where the work involves electrical or plumbing connections, those must be made by your appointed contractor at the agreed handover point.

7. Warranty

We warrant the structural timber and joinery against defects in workmanship for eight years from practical completion, hardware (bolts, brackets, hidden fixings) for two years, and the oil finish for one year. The warranty does not cover damage from fire, flood, vehicle impact, unapproved alterations, or failure to follow the aftercare schedule we provide.

Aftercare visits are scheduled annually for the first three years at no charge. Beyond that we offer paid aftercare contracts at preferential rates.

8. Title and risk

Title in the goods passes to you on receipt of the final 20% payment. Risk passes on practical completion or, if earlier, on the day the structure is fully assembled on your site.

9. Liability

Our total liability under any project is limited to the contract value of that project. We do not exclude or limit liability for fraud, for personal injury or death caused by our negligence, or for any other liability that cannot be excluded under Malaysian law.

10. Intellectual property

Drawings, CAD files and design assets we produce remain our intellectual property. You receive a perpetual licence to use them for the project they were produced for.

11. Photography

We’d like to photograph each completed structure for our portfolio. We will only do so with your written permission and we will not publish identifying images of your home without that permission.

12. Disputes

If something goes wrong, please tell us first. Most issues we hear about are resolved by a follow-up visit within two weeks. If a formal dispute arises that we can’t resolve through good-faith conversation, the courts of Malaysia have exclusive jurisdiction and Malaysian law applies.

13. Updates

We may update these terms occasionally. The version that applies to your project is the version in force on the date you sign your quotation; we’ll send you a copy with the signed contract pack.
